There is no shortage of fresh air in our project house, thanks to the ventilation system that works according to a similar principle as the human lungs. Thanks to the recuperation ventilation system, both heat dissipation and heat recovery takes place throughout the entire house, resulting in fresh air both during the day and night. Smart house

The smart house will not only take care of your comfort, but will also automate all of the sensors of the building’s management system. A+++ climate control

The quality of air, heat and humidity can be recorded depending on the weather in Latvia and the number of occupants at home. Only those rooms that need it are heated or ventilated, ensuring uniform air exchange between the rooms without losing the existing thermal energy. This is why in all its projects, MML Development uses top-class ventilation systems manufactured in European Union and offering energy and cost savings. The smart house is equipped with an A+++ class ventilation system with heat recovery (93%), integrated 400 W post-heater, humidity recovery, possibility to connect a kitchen system and, most importantly, the ability to control the climate control from smart devices via WiFi.

A+++ heating.

To enjoy the highest comfort, the smart house offers efficient heating solutions. The house is equipped with a modern 4-5 kW air-to-water heating system or heat pump with an accumulation tank and, to keep your feet warm, it also has an integrated warm floor heating system, which can be controlled remotely via WiFi. To make the house even more energy efficient, an integrated solar panel system is installed on the roof. In addition, it is possible to install solar collectors.

Management of the latest technology and remote comfort

The smart home system consists of carefully selected devices and technologies that enable the house to achieve zero-energy performance. The latest technologies have been introduced for your safety and comfort, with the possibility of remote control – it is possible to remotely control the home heating and ventilation system even when sitting on the sofa or while away from home. Lighting

The house is connected to the public electricity grid of the village. The internal electrical network ensures electric lighting in all rooms and the functioning of electrical and household appliances. The lighting is based on sensor control and its intensity can be regulated by light and motion sensors. In addition, it is possible to install an automatic curtain or blind system. From the outset, Kupenas have been planned as zero-energy houses, built according to the key principles of passive houses, making maximum use of renewable energy resources. The most important basic principles of a passive house include: a continuous layer of thermal insulation, dense structures without thermal bridges and triple glazing.

The A++++ class heat pump-based heating system, the solar panels and the air recovery system will help save a large amount of energy. From the very first stages of design, everything, from the foundation to the choice of roofing, has been designed to bring these houses as close to zero energy consumption as possible. This is a project Aldis and Aleksandrs put a great deal of thought into, with carefully selected energy-efficient materials and innovative technology systems. Taking the changeable climate of Latvia into account, our houses are designed for healthier and more economical living, to maintain the highest level of comfort and, at the same time, achieve near-zero energy consumption. The total energy consumption of one house is up to 55 kWh/m2 per year. It consists of heating and hot water supply, mechanical ventilation, cooling and lighting.

Sauna for your body and spirit

The aroma of linden flower tea, relaxing hot air, wellbeing and rejuvenation – all in your new family home.

Sauna is one of the most enjoyable ways to heal the body and soul. We have equipped each house with a special place for the whole family to relax and enjoy leisurely SPA procedures without leaving home.

Our engineers have put a lot of thought into making the sauna a place you are happy to be in. The sauna is equipped with a WiFi-controlled ventilation system. The system ensures heat recovery. The air intake and exhaust ventilation nozzles provide oxygen, which is essential while being in the sauna. Seven of the nine houses are equipped with a sauna and one with a steam sauna. The Finnish-made HARVIA heater will be your reliable coach, helping to strengthen your cardiovascular health and relax your muscles. The finish and bench boards are made of moisture-resistant and durable wood – aspen. They are burn-safe, very smooth and pleasant to the touch. Aspen boards create a unique sauna atmosphere, slowly spreading the essential aroma to set your mind wandering.

The sauna is equipped with a picture window, which provides maximum light to the interior and a panoramic view of the garden or terrace. Since the picture window does not open, it boasts high energy efficiency. Part of the sauna is equipped with a glass wall and doors.

Water and sewerage

You will no doubt want your family to live in a clean environment and have state-of-the-art water management systems with a high functioning capacity and new water networks.

You no longer have to invest in the environmentally friendly and legally compliant management of individual wastewater collection and treatment facilities. Your house is connected to a centralised water supply and domestic sewage network maintained by JSC “Mārupes komunālie pakalpojumi”. The centralised networks supply excellent quality drinking water and wastewater collection complies with all regulatory requirements. It is worth emphasising that every house has its own contract with JSC “Mārupes komunālie pakalpojumi”. Water consumption is controlled by individual meters.

Water supply:

The hot water is supplied from a heating boiler. The internal hot and cold water circuit ensures water supply to the bathrooms and the kitchen. The internal water supply circuit is built using PE pipes.

Sewerage:

The internal sewerage network is made of PVC sewer pipes. Ventilation shafts above the roof are to be installed for ventilation of the system.

Structural solutions

The Kupenas project stands out with the environmentally friendly and energy-efficient building materials used in the structural solutions of the house. Foundations

A+++ slab type (floating) foundation (t - 180-240 mm) with double steel reinforcement, on aggregate base + PVC geogrid (40*40 mm). Thermal insulation XPS300 (t - 300 mm), energy-efficient A+++ key principles and solutions applied in installation, with an integrated membrane for the protection of rooms against possible radon gas.

Ceiling slabs

Cast reinforced concrete slab with 200 mm thick double steel reinforcement, additionally installed 60 mm thick sound-deadening insulation and 60 mm thick levelling lightweight concrete layer.

Exterior walls

Built using WIENERBERGER Keraterm ecological clay blocks, 190 mm thickness. Insulated using FINNFOAM 140 mm thick thermal insulation. Vapour permeability is equivalent to wood (Sd = 35 m). High heat resistance value λD - 0.020 W/(m*k). Fireproof! Reaction to fire (B-s1, d0).

Plaster

The masonry wall is plastered from both sides. 10 mm thick plaster on the exterior wall part of the building, reinforced with PVC mesh, 15 mm thick “warm” plaster with perlite with a heat resistance value λD of 0.035 W/(m*k).

Partition walls of residential premises

Built using WIENERBERGER Keraterm clay blocks, 115 mm and 188 mm in thickness, ensuring sound transmission Rw of 48-54 dB). The masonry wall is plastered with 10 mm thick plaster from both sides and covered with decorative finish.

Roof

The flat roof structure consists of a reinforced concrete slab (t - 200 mm) with double steel reinforcement. 300 mm thick thermal insulation XPS300. Energy-efficient A+++ solutions and key principles applied in installation of the roof, with an integrated PVC waterproofing membrane, reinforced with 2 mm polyester, tin finish for the parapet.

Terraces

From the beginning of the grill season, to the last warm days in autumn, you will be able to spend your free time on your own private terrace. For your comfort, we have provided the Kupenas development project with elegant terraces with stone panel flooring that can easily be cleaned by even the youngest of your children, while the tempered-glass structure of the roof will bring you closer to nature.

Stairs

The staircase leading to the second floor is made of concrete construction with wooden treads and metal railings.

Car parking

Each house is equipped with a vehicle garage and there are additional guest parking spaces on the premises of the Kupenas project.

Landscape design

The area has a natural lawn and decorative trees, bushes and flowering plants selected by a garden designer to match the mood of the project. A playground has been set up for your children’s enjoyment and your convenience. An automated garden watering system can be installed in each of the project’s houses, to take care of the lawn and decorative plants.

Playground and recreation area

The project has an extensive playground and recreation area that caters to all of its visitors. The youngest will enjoy a sandbox with a house, to stir their imagination, as well as various types of swing sets made from Latvian pine. There is a trampoline, installed on the ground for better safety and to avoid the usual risks of injury. For older children, there is a play complex with a two-metre tall tube-shaped slide. There is also stainless steel fitness equipment for more serious exercise. All of this has been built in conjunction with Latvia’s only certified manufacturer of playgrounds, SIA Jūrmalas Mežaparki. All of the equipment has TUV safety and quality certificates.

House layout

The Kupenas development project offers nine houses laid out in a way that meets the standards expected by a modern family. The design of the houses delivers maximum privacy and a feeling of space and freedom at the same time. There are houses available with floor areas of 198.93 m2 to 257.34 m2. The number of rooms ranges from 4 to 6, with different layouts meeting all kinds of needs and preferences. Every building has a parking space for two vehicles, a large terrace and a green zone for a garden.

Mārupe offers a host of active recreation opportunities. Test your golf skills at Viesturi, the oldest golf course in Latvia.

Milestones for buying a house

1. Getting acquainted with the house

You have reached the first milestone in making your dream come true. You have looked into the layout of the new project, its advantages and technical solutions. You may have more detailed questions about the Kupenas development project as a whole, or about a specific house you have examined, in which case we recommend you to contact the project’s developers.

2. Booking your house

Your progress towards the second milestone on your way to getting the key to the house has begun. Once you decide on what house to buy, having consulted exhaustively with the project developers, we can begin the booking process. If you book today, you will get a broader selection of finishing materials, and additional equipment options for the house.

Booking involves signing a house booking agreement; it guarantees that the house you’ve chosen is not offered to anyone else for a month. When you sign the booking agreement you must pay 5% of the total amount of the transaction. This sum will be returned to you if you later reconsider, and decide to cancel the booking.

3. Signing a preliminary agreement for the house

You have reached the third milestone for laying the foundations for your home. Because you have chosen a house in a development project that is still under construction, a preliminary purchase agreement must be signed with the project developer within a month after the booking agreement is concluded. When signing this agreement, you will have to pay another 5% of the transaction amount.

4. Signing the purchase agreement

The fourth milestone towards your dreams! Once the house is commissioned and filed in the land register, you will have to sign the purchase agreement with the project developer and pay the remaining amount. And as soon as you meet the conditions of the agreement, you can start living in your brand new home!
