Structures

Structural solutions and materials are selected based on passive house key principles to ensure the highest possible energy efficiency.

Water and sewerage

Your house is connected to a centralised water supply and domestic sewage network maintained by JSC “Mārupes komunālie pakalpojumi”.

Finishing materials

The project offers 3 different interior design variations – COMFORT, DIMENSION and GARDEN. Each of the variations has its own unique mood, including modern finishing materials and the latest design trends. The interior is a combination of architecture and art inside the house, offering aesthetic pleasure and comfort for the residents.

Zero energy

Zero energy houses built according to the key principles of passive houses have an increased energy efficiency class, using high-efficiency systems for energy supply.

Air quality

There is no shortage of fresh air in our project house, thanks to the ventilation system that works according to a similar principle as the human lungs. Fresh indoor air is supplied 24 hours a day. In addition, it is possible to install an air humidification and CO2 filtration system.

Security

The entire area of the house is surrounded by a fence to offer privacy and security to the owners. You can also monitor everything from your phone thanks to Ajax – Europe’s most award-winning wireless video surveillance system.

Sauna

Sauna is one of the most enjoyable ways to heal the body and soul. We have equipped each house with a special place for the whole family to relax and enjoy leisurely SPA procedures without leaving home.

House layout

The Kupenas development project offers nine houses laid out in a way that meets the standards expected by a modern family. The design of the houses delivers maximum privacy and a feeling of space and freedom at the same time.

Smart house

The smart house will not only take care of your comfort, but will also automate all of the sensors of the building’s management system. You will be able to use a smartphone app to remotely control the indoor lighting and fire protection, the brennenstuhl® heat and smoke sensors, heating and ventilation systems, as well as the watering system for the lawn.

About the house

What warranty do the houses come with?

We provide a 10-year warranty for building structures and a 2-year warranty for interior decoration. If any deficiencies are found after the purchase of the house, our team of engineers will inspect the object and eliminate the deficiencies at no extra cost.

Is it possible to choose construction and finishing materials?

The interior materials in the new project can be chosen from the range we offer or as part of an individually developed interior design.

What is the ceiling height of your houses?

The ceiling height of the Kupenas project is 2.9 m on the first floor of the building and 2.8 m on the second floor.

Are all houses the same in size?

There are two different house sizes. Seven of the nine houses have a total area of 194.57 square metres. If your family is looking for a more spacious house, then there are two larger houses with an area of 249 m2.

What roofing do the houses have?

The roof structure is most affected by climate conditions, therefore we have installed a reliable and functional drainage system for melting snow and rainwater. Single-layer waterproofing systems with PVC membrane cover will ensure the roof's resistance to atmospheric and operational conditions.

Heating and ventilation

What type of air ventilation system is included in the design?

In all its projects, MML Development uses top-class ventilation systems manufactured in the European Union and offering energy and cost savings. There is no shortage of fresh air in our project house, thanks to the ventilation system that works according to a similar principle as human lungs. Thanks to the recuperation ventilation system, both heat dissipation and heat recovery take place throughout the entire house, resulting in fresh air both during the day and night. Air humidification system and CO2 filtration system supplies fresh air, even to those who suffer from allergies. The system can be operated controlled from your phone. Do you offer fully finished houses?

Yes, we offer houses with full interior decoration. You can choose one of three types of interior design. We also offer custom designs according to your preferences and the option to complete the interior decoration by yourself.

What materials do you use in the construction of the houses?

We offer monolithic masonry (stone) houses. Eco- and human-friendly building materials that are also very durable in the long term are used in the construction of energy-efficient houses.

What type of heating system is to be used?

All houses of the Kupenas project will be equipped with a modern and environmentally friendly FUJITSU GENERAL air heating system, which will be integrated with solar panels and collectors. The heat pump technology will be controllable remotely from a smart device while away from home. Cost of ownership

Who will manage the property?

A dedicated association will be established for the project. Each homeowner will be a member of the association with the right to participate in the decision process regarding the management.

Construction deadlines

When will construction of the houses be completed?

Construction of the Kupenas project house is scheduled to complete by the end of the summer of 2022. Until then, you can start planning your housewarming party!

Purchase options

What are the payment conditions?

You can purchase your next house in three different ways:

+ making the full one-time payment
+ applying for a mortgage
+ renting with the option to buy “Move in today, pay tomorrow!”

How much does a house of your project cost?

The construction process in our Kupenas project is transparent, and the house costs start from EUR 275,000. The quickest way to find out the cost of your preferred house is to consult a specialist by asking a question here. Of course, we will also be happy to see you at the MML Development office for a chat and a coffee!

What is included in the price?

The owner of the house gets a fully finished and completed house (with full finishing), as well as private plot of land behind the house (backyard) of 400-550 m2 depending on the chosen house and a shared plot of land (1,400 m2) with a children's playground.

Can the house be rented to own?

Yes! The house can be rented to own. The rent period is minimum one year. 90% of the rent amount paid serves as a down payment for the purchase of a house! Move in today, purchase a year later.

While renting, you will pay:

+ Monthly rent (at the end of the rental period it will serve as the down payment for the purchase of the house).
+ Utility bills (according to the invoices issued by the operator).
+ Real estate tax (from the moment of moving in).
+ Property insurance.

Is it possible to reserve a house?

We can reserve a house for 14 days while the mortgage is being arranged. If you require a longer reservation period, we can also offer to rent with the option to buy.

Does the price include household appliances?

The price of the house does not include household appliances, however we have prepared special offers from our trusted partners for the purchase of furniture and household appliances.
